Frequently Asked Questions

About Milwaukee Window Cleaning

How much does window cleaning cost in Milwaukee?

Window cleaning prices in Milwaukee depend on the number of panes, window style (double-hung, casement, or French panes), and accessibility. At Clear Choice Services, we provide clear, upfront estimates for both residential window cleaning in Franklin and larger commercial properties throughout Milwaukee.

Do you offer commercial window cleaning in the Milwaukee area?

Yes. We provide commercial window cleaning in Milwaukee and surrounding suburbs, including storefronts in Oak Creek, office buildings near Greenfield, and retail centers around Greendale. Flexible scheduling is available weekly, bi-weekly, or monthly.

How often should windows be cleaned in Wisconsin?

Because of Wisconsin's seasonal weather, we recommend residential window cleaning at least twice per year, typically in spring and fall. Commercial properties in Milwaukee with higher visibility benefit from monthly or quarterly service.

Are you insured and locally owned in Milwaukee?

Yes. Clear Choice Services is fully insured and locally owned. We are based in Franklin, WI and proudly serve the Greater Milwaukee area. We are not a franchise — accountability and quality stay local.

Cleaning Techniques by Environmental Concern

Different exterior conditions demand specialized methods. Our team uses science-backed approaches to protect your surfaces while delivering superior results. The techniques listed below are available when needed — we can include them in your estimate or perform them upon request for an additional fee. Our standard service always follows eco-friendly best practices.

🏞️ Hard Water & Mineral Deposits

Common in: Oak Creek, Racine, Kenosha (lakefront homes, irrigation overspray).

Fact: Calcium carbonate and silica bonds form when water evaporates on glass, leaving opaque white etching. Standard detergents can't break the ionic bond. We use deionized water systems (DI water) with zero total dissolved solids, which actively pull minerals away from the glass surface. For heavy scaling, we apply a pH-balanced, non-abrasive mild acid solution (citric or acetic) that dissolves mineral layers without etching the glass or harming nearby vegetation.

✔️ Available upon request or as needed — may involve an additional fee. Standard service uses eco-friendly DI water when practical.
🌳 Pollen, Sap & Bird Droppings

Common in: Franklin, Muskego, Waukesha (tree canopy, lake ecosystems).

Fact: Tree sap is a complex carbohydrate resin that hardens in sunlight; bird guano contains uric acid that can pit glass if left for weeks. We use biodegradable enzymatic presoaks that break down proteins and resins before mechanical agitation. Using soft-bristle synthetic pads and gentle hand pressure, we lift debris without scratching. Rinsing with DI water eliminates re-deposition.

✔️ Enzymatic treatments can be added if necessary — additional charge applies. Our standard process uses gentle mechanical methods and mild plant-based soaps.
🟢 Algae, Mold & Mildew

Common in: Muskego (lake humidity), Waukesha (river valley), shaded siding.

Fact: Algae and mildew are living organisms that embed into vinyl, stucco, and wood pores. High-pressure washing can force water behind siding and damage surfaces. Our soft washing technique applies a dilute, eco-friendly sodium hypochlorite or hydrogen peroxide solution at low pressure (under 500 PSI). This kills the organism at the root and rinses away without erosion. For windows, we follow with a gentle scrub and DI rinse.

✔️ Soft washing for biological growth is an optional service (additional fee). Our standard exterior cleaning always avoids high pressure on delicate surfaces.
🏙️ Urban Grime & Exhaust Film

Common in: Milwaukee (downtown, I-94 corridor), commercial districts.

Fact: Diesel particulates and airborne hydrocarbons create a sticky, oil-based film that attracts dust. Generic soap smears this film rather than removing it. We utilize professional degreasing surfactants that emulsify hydrocarbons, allowing them to be suspended in water and rinsed away. Combined with warm water (where accessible), this technique restores clarity to storefronts and high-rise glass.

✔️ Heavy-degreasing service available upon request (additional fee). Our standard cleaning uses mild, eco-friendly detergents effective for typical urban buildup.
🦟 Insect Residue & Spider Webs

Common in: Muskego, New Berlin, Franklin (near lakes and open fields).

Fact: Lake fly (midge) swarms leave protein-based residue that hardens and attracts moisture, promoting corrosion on window screens and tracks. Our method: vacuum removal of dry insect casings, then application of a plant-based surfactant to dissolve residue without ammonia (which can damage window tints). We then flush window tracks and screens to prevent future bug attraction and ensure smooth operation.

✔️ Heavy insect residue removal is included in our detailed service; severe cases may require a supplemental fee. Eco-friendly surfactants used as standard.
🧱 Efflorescence & Masonry Stains

Common in: Older homes, brick buildings in Waukesha, Racine.

Fact: Efflorescence is salt migration through masonry that leaves a white crystalline crust. Pressure washing alone often drives salts deeper. We perform low-pressure masonry cleaning using specialized masonry detergents that encapsulate salts, followed by a thorough rinse. Where needed, we apply breathable water sealants to reduce recurrence.

✔️ Masonry cleaning and sealing are separate services (additional fee). We always inspect and recommend only when necessary.
🌱 Eco-Friendly Methods — Standard on Every Job

Eco-Friendly Cleaning: Step-by-Step Process

We prioritize environmental responsibility without sacrificing professional results. The following is our standard green cleaning protocol for residential and commercial exterior surfaces — included at no extra charge because responsible cleaning is simply good business.

  1. Site assessment & surface evaluation – We assess the type of dirt and buildup and select the gentlest effective solution for the job. When necessary, we take care to work around sensitive plants and direct runoff away from landscaping.
  2. Dry debris removal – Where needed, we use soft brushes to clear loose dirt, cobwebs, and insect casings before any water is applied.
  3. Cleaning solution application – For most window jobs, a diluted plant-based soap and water is all that's needed. When necessary, we step up to stronger biodegradable solutions or a water-fed pole system with deionized water for a spot-free, chemical-free finish.
  4. Gentle agitation – Soft brushes or microfiber sleeves lift contaminants without scratching. When buildup is heavier, we allow appropriate dwell time before rinsing.
  5. Rinse – We rinse thoroughly. For pressure washing jobs near water or sensitive landscaping, we take care to direct runoff away from drains and plant beds when needed.
  6. Deionized water final rinse – On glass where a spot-free finish matters, we use a DI water rinse if necessary to eliminate mineral residue and streaking.
  7. Manual detailing & inspection – Window tracks, sills, and screens are cleaned and wiped down. We do a final check before we leave.
  8. Follow-up recommendations – If we notice anything worth flagging — a failing seal, a clogged gutter, heavy algae starting on siding — we'll let you know.

Our promise: We avoid phosphates, ammonia, and harsh solvents near landscaping as a standard practice. Our water-fed pole systems significantly reduce chemical usage compared to traditional spray-and-wipe methods.

If you would like additional specialized treatments — such as enzymatic sap removal, soft washing for heavy algae, or masonry sealing — we are happy to provide a quote for those add-on services. Our standard service always begins with the eco-friendly approach above.

Areas We Serve

Every town in Southeastern Wisconsin has its own unique micro-climate. From lake-effect moisture on the coast to suburban tree sap, here is how we tailor our exterior cleaning, pressure washing, and caulking services to your specific neighborhood.

Franklin, WI

Suburban Tree Canopy Challenges: The beautiful mature oaks and pines in Franklin neighborhoods are a massive draw, but they are tough on your home's exterior. In the spring, heavy yellow pollen coats siding, acting like glue for dust. By late summer, sticky tree sap and bird droppings bake onto the glass, while autumn leaves clog rooflines.

Our Solution: As your local Franklin window cleaners, we use specialized gentle agitation tools to lift baked-on sap without scratching glass. Beyond residential window cleaning, we offer comprehensive house washing and gutter cleaning in Franklin to keep your property protected. We also provide professional exterior window caulking to seal out drafts before the Wisconsin winter hits.

Oak Creek, WI

Lakeshore Wind & Weather: Proximity to Lake Michigan means Oak Creek properties deal with a unique mixture of lake-effect moisture and suburban dust. This combination frequently results in stubborn calcium and mineral deposits — often referred to as hard water spots — that standard window washing solutions just smear around.

Our Solution: For premium window cleaning in Oak Creek, we utilize deionized water systems that break down lakeshore scaling. We also specialize in heavy-duty commercial pressure washing for Oak Creek storefronts and concrete cleaning to remove wind-blown grime, finished with expert water sealing services to protect your masonry.

Waukesha, WI

Historic Homes & River Humidity: Waukesha presents a unique blend. Added humidity from the Fox River valley promotes mildew on vinyl siding, while the city's beautiful historic districts feature older, delicate multi-pane windows and aging wooden frames that require a very careful touch.

Our Solution: We are the trusted experts for residential window cleaning in Waukesha because we bypass high-pressure washing on older homes. We use low-pressure soft washing in Waukesha to safely clear away algae. For older windows, we apply traditional squeegee methods to protect historic glass, followed by precise caulking and sealing to protect aging frames.

New Berlin, WI

Sprawling Lots & Dust Debris: Homes and businesses in New Berlin often feature larger lots and more exposed surface areas. Wind sweeping across suburban developments kicks up landscaping dust, fertilizer residue, and mulch particulates that embed deeply into window tracks and exterior siding.

Our Solution: We provide thorough window cleaning in New Berlin that goes beyond the glass. We focus heavily on detailing tracks and screens to ensure they slide smoothly without grinding dust. For larger properties, our New Berlin pressure washing services cover everything from extensive driveway concrete cleaning to full vinyl siding soft washes.

Muskego, WI

Inland Lake Ecosystems: Properties surrounding Little Muskego and Big Muskego Lakes face a massive influx of biological matter. From seasonal lake fly (midge) hatches that coat your windows overnight, to intense spider web activity and green algae blooms taking hold on damp, shaded siding.

Our Solution: We tackle biological buildup head-on with targeted house washing in Muskego using eco-friendly solutions that dissolve insect residue and spider webs. Our Muskego window cleaning team ensures that all insect casings are vacuumed from your tracks, giving you crystal-clear views of the lake again.

Milwaukee, WI

Urban Grit & High-Rise Elements: City environments generate sticky, greasy grime. Exhaust particulates from I-94, brake dust from heavy traffic, and constant urban construction drift create a film on commercial storefronts and downtown apartments that degrades building materials over time.

Our Solution: As your premier Milwaukee window cleaners, we utilize specialized degreasing surfactants designed for urban exhaust. We handle everything from downtown storefront window cleaning to specialized rope access and high-rise window cleaning in Milwaukee. We also protect city infrastructure with commercial-grade building waterproofing and caulking.

Kenosha, WI

Harbor Front & Commercial Weathering: Situated right on the harbor, Kenosha buildings face aggressive weathering from coastal winds blowing abrasive sand, grit, and moisture directly against glass facades and brick-and-mortar exteriors.

Our Solution: We offer robust window cleaning in Kenosha designed to cut through salt and harbor spray. Our comprehensive Kenosha pressure washing services are ideal for commercial properties needing industrial-grade concrete and fleet washing. We follow up with heavy-duty exterior caulking to ensure wind-driven rain stays outside.

Racine, WI

Coastal Moisture & Marine Buildup: Similar to Kenosha, Racine's beautiful lakefront location means residential and commercial properties are constantly fighting a losing battle against marine moisture, seagull droppings, and intense, fast-forming calcium scale on exterior surfaces.

Our Solution: Clear Choice Services delivers the best window cleaning in Racine by utilizing multi-stage water purification to leave glass spotless despite the harsh coastal environment. Our local team provides full-service Racine pressure washing for marinas, storefronts, and homes, ensuring your property looks pristine year-round.
